White Rabbit ensure that our professional and independently produced reports, formulate a detailed understanding between all parties as to the condition of the property and chattels. This independently drafted report reduces the need for expensive and unnecessary court action.

The Process

  • Contact us
    From the moment the client calls or emails us, we book the job and the process starts.
  • Booking your job
    Once the job details have been entered into our booking system, one of our experienced administration team will assign the work to the appropriate inventory clerk who will arrange to collect keys, if needed, or any other access arrangement to carry out a comprehensive inventory.
  • Check in
    Our experienced inventory clerks will provide a summary declaration of the condition of the property, list all keys, permits and any other relevant items handed over to the tenant as well as taking any meter readings.
  • Inventory
    We use the latest technology to document our inventories as well as high resolution digital cameras to take comprehensive digital photographs to ensure that all properties are properly recorded and all details captured.
  • Reports
    We aim to deliver our comprehensive reports within 24 hours. Our reports are detailed yet easy to read and will provide you the peace of mind as being sufficiently evidential if needed for dispute resolution.
  • Check out
    One of our experienced inventory clerks will carry out a detailed inspection of the property including photographic evidence. This will be used to compare against the Check In for any serious issues or damages caused and any actions required.
  • Mid Tenancy Inspections
    We carry out mid-tenancy inspections which can give piece of mind to landlords that their property is being well looked after whilst it also allows landlords to plan ahead for maintenance and repair work at the end of tenancy without long void periods.

Fees

Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.
